HOW IT WORKS

A white-glove, well-run process behind every home we look after.

No apps to manage, no vendor lists to chase. Five steps, and one person carrying all of them for you.

01

Intro Call

We start with a short, unhurried conversation — fifteen to twenty minutes, by phone or video. We'll ask about your home, what's on your mind, and what "well cared for" looks like to you. You'll get a straight answer about whether we're the right fit before anything else happens.

02

Home Walkthrough

We come to you. Together we walk the property — roof, HVAC, plumbing, electrical, exterior, landscaping, and anything specific to your home — and document what's there: make, model, age, and condition. This becomes the foundation for everything that follows.

03

Custom Care Plan

From the walkthrough, we build a seasonal maintenance calendar specific to your home, plus a priority list for anything that needs attention sooner. You'll always know what's coming and why — nothing is a surprise.

04

Ongoing Management

Every quarter, we sit down together to walk through upcoming projects, seasonal needs, and anything on the horizon for your home. In between, anything that can't wait is just a text and a photo away. We scope it, bring in the right person from our vetted network, and see it through to done.

05

One Monthly Statement

Every vendor invoice, every coordination hour, and your membership fee are rolled into a single, itemized statement each month. No juggling separate bills from separate contractors.

WHAT WE DON'T DO

We're a concierge, not a general contractor.

Rookwood doesn't perform licensed trade work ourselves. Instead, we coordinate and oversee a vetted network of local plumbers, electricians, HVAC technicians, and craftsmen — the same way a general contractor oversees a job, but for the ongoing life of your home. And we're not a rental property manager; Rookwood is built for owner-occupied primary and secondary residences.

WHY IT WORKS

One person, accountable start to finish.

Most homeowners don't need more contractors — they need one person who already knows their home, answers the phone, and stands behind the work. That's the entire job. We keep our number of member homes small on purpose, so that person is never spread too thin to do it well.
