Questions homeowners ask us.

What's actually included in the membership?

Your $400/month membership covers your dedicated concierge, your home's full maintenance profile and seasonal care calendar, and priority scheduling whenever something comes up. Coordination time and vendor work are itemized separately, so you always see exactly what a given month cost and why.

Do you do the repairs yourselves, or hire out?

We coordinate. Rookwood works with a vetted network of local plumbers, electricians, HVAC technicians, and craftsmen — we scope the work, bring in the right person, meet them on-site, and oversee it start to finish. We don't perform licensed trade work ourselves, and we're upfront about that.

How is the pricing structured?

Three parts: a $400/month membership for ongoing access and planning, $155/hour for coordination time actually spent on your home, and a 25% oversight fee on vendor invoices (dropping to 15% on project costs above $7,500). Full detail is on our Pricing page.

Are you a property manager for rental homes?

No. Rookwood is built for owner-occupied primary and secondary residences — homes people live in themselves, not rental portfolios.

What if something happens outside business hours?

We'll always do everything we can for you. That said, we're a small, founder-led team by design — not a 24/7 call center — because that's what lets you get a real person who knows your home instead of a stranger reading from a script. For true life-safety emergencies, always call 911 or your utility's emergency line first.

How is this different from just hiring a handyman or using an app like Thumbtack?

A handyman or a marketplace app hands you a name and steps back — you're still the one vetting, scheduling, showing up, and following through. Rookwood does that part for you, with people we already trust, and stays accountable for the outcome, not just the introduction.

How many homes do you take on?

On purpose, not many at once. We're currently accepting a limited number of charter member homes across our service area so every homeowner still gets a real relationship, not a queue.

What's the cancellation policy?

Rookwood is month-to-month with no long-term contract. Let us know before the 15th of the month and your membership ends at the close of the following billing cycle.

How do I get started?
